longer term rentals

I have had an enquiry from two sources about renting my property in altinkum for a year at least, its a two bed unfurnished apartment on a small complex with a pool in hunters valley. I wonder if anyone knows what amount I should charge and should the renters pay the maintenance charges or not? I havent a clue so any advice would be gratefully received and I promise if I get good advice I will keep the girls in the chat room at bay! (not)

Re: longer term rentals

Hi Trevor
Personally I feel around £150 per week would be a fair sum however the maintenance would be included in that. Im sure others would say £150 in winter is too much but May to September the average would be 300 per week... Good luck on this venture. Ooops just realized you said unfurnished???? £75 per week would be a realistic then plus they pay any damages caused.
Best of Luck

Re: longer term rentals

Trevor,

I am not sure about the prices for long term rentals in your area, but in Marmaris, for a 1 year rental, its not unusual to charge £300 to £350 per month. The renter pays all maintainance charges/site fees, electric, water, gas.

And as you say its unfurnished, they would provide their own furniture.

When I rented for a year, before deciding to buy, we paid the full amount of the rental in advance, and had a contract drawn up. This guaranttees the payment, you dont want to end up with someone only renting at longer term rental rates, for only a month or two, then leaving.

Summer rentals, can bring in more income, but you do have to keep on top of things, get bookings (easier said than done on times) and the property could be empty more times than its booked. You would also still have to pay the utility bills, arrange cleaners, property management etc.

Hope this gives you some ideas of what other people are charging.

I rent my 2 bed unfurnished flats in Mavisehir to Turkish familes for 300 YTL a month.
There's no pool ( so no maintenance charges ) but they're close to the beach.

Re: longer term rentals

I just wondered how popular long term rentals are? Is it relatively easy to find someone to rent your place on a long term let or indeed to turkish people? It would be interesting to know what areas are easiest for this.

Thanks in advance!

Don't like to put a dampner on things, but the renting prices are no where near that's already been mentioned.Where did you get this info was it from the estate agent you bought it from told you that you could get up to such and such money from renting and l suppose they also said that renting is easy.l know many that are renting out there property, long term[there the lucky one's]for 400ytl a month unfurnished and if it's on a complex, the owners pays the site fees, sorry, but this is reality in Turkey,oh there something else tax deductions and accountant fees,it's not worth it.

Re: longer term rentals

We are considering buying just now to get our "foot on the turkish property ladder" before moving over in a few years time rather than to make money out of renting. The idea of renting it in the meantime is more to have someone in it to look after it rather than leave it sitting empty.

Just got back today, great holiday by the way.
Got friendly with a couple who say they get £350 a week for their 2 bed apartment in Altinkum Centre and manage to rent it out 5 months of the summer months on short term rentals. I was amazed at that but have heard similar experiences. But ! I have also spoken to people who think that £100 is more realistic and then there is those that say its just simply not worth renting at all. What to believe ?? I am considering renting my 3 bed/3 bath villa in Akbuk next year. What sort of rent should i be expecting if i decide to go down that path ?

l find that hard to believe,a two bed apart at 1,400pds a month, there are many triplexes with private pools renting out long term around 500pds a month. They must know something l don't,l also have a two bed apart, and l know l would be pushing it even if l asked 500ytl a month
