Have you thought about buying a villa that's not on a complex as most of them usually have their own pools anyway! That way, you don't have maintenance charges and you can come and go as you please? That is one of the only problems with a lot of complexes, you are paying for those that do not pay. The price you are quoting sounds extortionate to me so it's a good idea to get the maintenance agreement looked over perhaps by a solicitor! Good luck!

Our complex is a mixture of villas and apartments (77) we have an internal road with private parking a very large swimming pool ,pool table,table tennis out own water supply from a well,24 hour security very large gardens to maintain ,we charge 2650 TL per annum

That's crazy money .3 times what we pay. Be interested to know if its mostly foreign owners paying that amount, as cannot see many Turks standing for that monthly fee .

I agree with those who say it depends what you've got.
We currently pay 250TL per month. We are a gated secure complex of 175 villas in Kizilot, Manavgat area near Side, Antalya region. Mainly turkish owned but approx 20 owned by Brits. The site is ATO Tatil Sitesi.
The villa's are three floors consisting of 4 bedrooms, 3 bathrooms (two on-suite), large lounge with balcony/terrace, kitchen, central spiral staircase, front & rear garden/patio areas, large indoor patio areas on ground & top floors, & 1 large wrap around terrace with large outside dining area on first floor. Many have been upgraded & are even bigger!
For our 250TL we have a very large fenced & gated site, security, covered parking, 2 pools, mini market, outdoor restaurant, pool bar, outdoor & (small) indoor gyms, wifi throughout the site, newly wired copper/fibre network to every villa, close to the beach, on site manager, gardeners & maintenance staff & floodlit football pitch.
The site also owns a boat which takes owners & guests by river to the beach (5 mins) & during summer season a private beach bar/snack bar is sited on the beach.
As I am writing this it's making me realise just how much we get for our money. You don't really think what you've got until you start listing it! I think we are incredibly lucky to have all this for 250TL.
I'm sure it will go up this year but probably only to 300TL and there will still be Brits on the site who moan about the rise!

Well dream on because we only pay 650TL per year but the management is virtually none existent and still plenty of Turks owing more than one years maintenance and the Turkish committee do not seem to want to take them to court, there is also one Brit who owes 7 years maintenance and they do not take him to court either. But due to the bad management since the Turks took over this season for the first time ever it looks like neither of our 2 pools will be opened, because of lack of cash.

We put water meters at every point imaginable to stem and detect the leaks...incompetents and skulduggery by previous management companies have left us with huge debt.....we are currently sitting with a 276,000-00 TL water debt for 660 properties and 1/2 of those are never used.

Hope this gives you some insight.
I tried to get a copy of the management plan from the TAPU office but was told I have to submit the request in Writing in Turkish.

This is true ,the law as been changed I've always gone to the Tap u office to get an up to date list the last time I went i was turned away and forced to go through a translator ,no foreigners will be dealt with direct

That sounds like real bad news O.F. Why don't people just pay up - they know the score when they buy a property. As for your comment akbukowl, if that were to happen in the U.K. they'd be riots RACIEST RIOTS !
