Maintenance Charges
 
We are considering purchasing a property and are coming over soon for viewings. The one we really like has a maintenance charge of 600tl per month. That seems a lot to me but any comments/opinions from owners already paying this would be gratefully received.

A year ago our YEARLY fees were 250 = 21 per month = 84TL per month., it would of course be subject to what is included, so maybe some more detail would help.
Having said that 600TL seems way over the top.

Thats sounds expensive. I have an apartment at the Babylon complex and we pay 85 euros a month for 24/7 security, a gardener, cleaning and maintenance. What kind of property are you considering purchasing?

Hi,
Really depends what you are getting for your money. Ask exactly what you are paying for to help you decide if it is too much.We are paying approx.900 per year. The site has 4 swimming pools, tennis court, volleyball court, gym, wifi, 24 hr security.All gardens on site and communal areas maintenance are included.

There is a buyers marked in Turkey now and a lot of great deals to be done. It depends on what you prefer and what location you want.

It's a 3 bed semi detached vilka on a complex with a lot of facilities on site. Our issue is we don't really want the facilities. We just love the villa. Might be a deal breaker for us

How many villas on the site ? What are the facilities and is the maintainable fund in credit ?
600 is a deal breaker for me

Be careful making deals with developers.....ask for a copy of the Management Plan and read it and understand it.....what a developer agrees with you individually could be overturn by the majority of owners at an AGM/EGM.....I have seen Villa owners on my complex arranging a 5 year no fee and getting the shock of their life on the 6th year.

The Management Plan is a legally binding contract between the owners....it sets out what you own and what you are expected to pay for....the new Turkish Condominium Law means you pay according to landshare.....if you own a big plot and have a large pool for yourself or shared amongst a group of houses on a block then it could form part of the running costs and the reason why the fees are excessive compared to the average.....I pay just under 300TL per month for a 2 bed duplex....originally 200tl in 2007

We find the biggest overheads on our complex is the water for the 14 pools and a waterslide.....we have a constant battle with pool leaks and burst pipes due to winter rain and soil erosion/ground movement breaking pipes.

We put water meters at every point imaginable to stem and detect the leaks...incompetents and skulduggery by previous management companies have left us with huge debt.....we are currently sitting with a 276,000-00 TL water debt for 660 properties and 1/2 of those are never used.

Hope this gives you some insight.

What beuman states makes sense however I would try and add in that any increases after `your deal` should not exceed the previous yearly inflation rate. As to how you would make that legally binding I do not know.
