Property sales decline in Turkey, foreign demand soars.

House sales in Turkey saw a decline in June, although sales to foreigners soared by roughly 25 percent, official data showed on July 24.

According to data from the Turkish Statistical Institute (TÜİK), some 97,579 units of properties were sold in June across the country with an 8.1 percent of year-on-year decline.

The number of properties sold in June declined by nearly 16 percent compared to the previous month.

Istanbul again had the highest share of house sales by taking 18.4 percent in total, followed by the capital Ankara with 10,160 house sales and the Aegean province of İzmir with 6,034 units.

The least number of properties were sold in the eastern provinces of Hakkari with 2 units and Ardahan with 20 units.

Mortgaged house sales across Turkey were announced as 35,210 units with a 3.2 percent year-on-year decrease. Property sales with mortgage had a 36.1 percent share in all sales in Turkey.

A total of 1,926 properties were sold to foreigners in June with a 24.8 percent year-on-year increase, according to TÜİK.

Nearly half of the properties sold to foreigners, or 903 units, were in Istanbul. The country’s largest city was followed by the Mediterranean resort of Antalya with 408 units, the northwestern province of Bursa with 93 units and the Aegean province of Aydın with 77 units.

Saudis again topped the list of foreign buyers with 612 properties, followed by Iraqis with 239 units, Kuwaitis with 136 units, Russians with 115 units and British nationals with 87 units.

Turkey’s property sales to foreigners soar 65 pct in July.
Property sales to foreigners in Turkey soared 65.3 percent in July compared to the same period in 2016, as domestic sales also saw a huge increase, official data has shown.

A total of 1,726 properties were sold to foreigners in July, with Iraqis being the top buyers, data from the Turkish Statistical Institute (TÜİK) showed on Aug. 24.

The figures showed that Iraqis topped the list with 293 properties, followed by Saudis with 248 units, Kuwaitis with 142, Russians with 118 and Britons with 76.

Nearly 31 percent (or 528 units) of the total sales to foreigners were in Istanbul, the country’s largest city by population.

The Mediterranean resort of Antalya came second with 386 properties, while the Black Sea province of Trabzon came third with 121 units.

The number of residential properties sold in Turkey also advanced by a 42.3 year-on-year increase in July, according to TÜİK data.

In July 2017, a total of 115,869 houses were sold across Turkey. This also constituted a 19 percent increase compared to the previous month.

Istanbul again had the highest share of house sales with 15.6 percent, followed by the capital Ankara with 10.1 percent and the Aegean city of İzmir with 5.6 percent.

The lowest number of houses were sold in eastern provinces in Ardahan with eight units, Hakkari with 17 and Şırnak with 41.

In July 2017, a total of 38,575 house ownerships were changed by mortgage sales with a 62.4 percent increase compared to the same month of the previous year.

Turkish home sales to foreigners increase 75 percent
The number of residential properties sold in Turkey soared by 28.8 percent annually in September, the Turkish Statistical Institute (TÜİK) stated on Oct. 24, as the number of properties sold to foreigners rose by 75.2 percent.

A total of 140,298 houses changed hands in September, up by 16.7 percent compared to a month earlier.

Of the total sales, 2,236 houses were sold to foreigners, with approximately 35.6 percent (or 797 units) of them in Istanbul, the country’s largest city by population.

Following Istanbul, the Mediterranean resort city of Antalya came second with sales of 520 properties, while the Aegean province of Aydın, the northwestern province of Bursa, and the Black Sea province of Trabzon shared third place with sales of 119 properties.

Official data showed that Iraqis topped the list of buyers in September with 383 properties. Saudi Arabians followed with 344 units, Kuwaitis with 160, Russians with 129 and British citizens with 103.

Turkish Property Sales to Foreigners Rise 75% Year on year

In a report released this week, Turk Stat, the Turkish Statistical Institution said Turkish property sold to foreigners in September reflected a 75% increase on figures from the same time last year. Across the country, foreigners of various nationalities bought 2,236 homes intended for residential use.
Industry experts are excited by the news, saying the result reflects confidence in Turkey as well as its foreign investment plan. They credit various incentives such as tax reductions and VIP citizenship for attracting international buyers. Given the result, the same experts are predicting record Turkish house sales in 2017 to foreigners. The growth is also in line with the record number of houses sold to Turks.

Most Popular Areas for Foreign Property Buyers

Out of the total number of homes bought, 797 were in Istanbul, Turkey’s largest metropolis that has always been number one for real estate purchases by foreigners and Turks. The city is now transforming by building new homes, and skyscrapers projects dominate its portfolio.
Promoting contemporary and durable architecture, most of the tower projects incorporate communal facilities such as swimming pools and gyms making them ideal for either permanent residence or buy-to-let incomes. Istanbul constructors are also offering affordable long-term payment plans, which could likewise be attracting the eye of potential buyers.
The next most popular destination was Antalya. This region stretching along the Mediterranean coast has always been the second most popular destination for holidaymakers and expats who live permanently in Turkey. The lucrative tourism industry likewise captures the attention of buyers looking to make investments work for them by renting them out as holiday homes.

Part of the reason for Antalya’s success is the diversity of its coastal resorts. Belek is home to many state-of-the-art golf courses while Side is known for its historical ruins in the centre of town. Alanya is on the verge of becoming a city thanks to its growing population while Antalya city centre offers vibrant nightlife and shopping facilities as well as being a hub of the Turkish Riviera.
The most surprising results came from the Aegean region of Aydin sharing third place with Trabzon and Bursa, reflecting a rise in popularity of homes sold on the Northern coast of Turkey. Aydin that is home to famous expat resorts such as Didim, and Kusadasi has historically taken third place on its own, and for the first time ranks with destinations on the North coast.
Nationalities of Home Buyers
Out of all the homes sold, Iraqis bought 383 properties, closely followed by the Saudis who bought 344 apartments or villas. Kuwaitis came in at third place by buying 160 homes, followed by the Russians with 129 purchases. British buyers came in at fifth place by buying 103 homes.

Property sales to foreigners soar in Turkey but domestic demand falls.

Property sales to foreigners soared by 70 percent to 2,677 units in October but overall sales across the country saw a year-on-year fall, official data showed on Nov. 23.

Overall sales in Turkey were down by 5.7 percent in October compared to the same month of last year, according to data from the Turkish Statistics Institute (TÜİK).

Istanbul was the top province for sales to foreigners, with 1,321 sales in October. It was followed by the Mediterranean province of Antalya with 465 units and the northwestern province of Bursa with 121 units and Yalova with 108 units. The Aegean province of Aydın followed them with 93 property sales.

Saudi Arabian citizens came top of the list of countries with the highest number of property sales, buying a total of 528 houses in Turkey in October.

Saudis were followed by Iraqis with 344 units, Azerbaijanis with 278 units, Kuwaitis with 154 units and Russians with 125 units, TÜİK data showed.

Total property sales in Turkey in October were down by 5.7 percent, falling to 122,882 units.

Istanbul took the lion’s share with 17 percent of overall property sales, followed by the capital Ankara and the Aegean province of İzmir.

The lowest number of properties were sold in the eastern provinces of Hakkari with just eight units, Ardahan with 15 units, and Şırnak with 38 units.

In October, mortgaged property sales throughout Turkey fell to 38,593, a drop of 19.8 percent compared to the same month of last year. Mortgaged property sales therefore had a 31.4 percent share of all property sales in the country, according to TÜİK.

Yeah and drifted far far far away by now...

These are all flumber numbers... for example, never any mention of the largest foreign property buyers in Istanbul- Iranians... seems like they also filtered out the Syrians...

ANYWAY SOME OF THE NUMBERS look QUITE GOOD, SO THATS encuraging...

We never get the full picture. How many foreigners sold up and left? How many of the sales in these figures were the same property being sold by foreigner to foreigner.
