Habitation certificate
I'm very confused about the habitation certificate. Will someone answer my questions please?
What is a habitation certificate?
Who needs one?
Do I need one to sell my three year old apartment?
If so where do i go to get one in Altinkum?
How long does it take to obtain one after applying?

Martyn,as far as I am aware,your builder should have supplied it or if a resale the previous owners.
Officially everyone should have one as a permit to live in the apt/house.
If I was buying I would want one.
The Belediye can supply quite quickly if you know what you are doing.
Thats what I believe.

a habitation cert is the document the council supply after it has checked the building /complex to confirm every thing has been done correct . the builder has to submit this to the council,unfortunately they sometimes either dont bother or wait till pushed to do it . oturma izni ruhsati[ hab cert] you dont need it to sell but it helps to have it . i am told that someone buying a property that does not have a hab cert cannot obtain a mortgage . but not sure of that . have a look at your tapu you should see either an x in a box marked kat irtifaki [transitional tapu] no hab cert yet .. or mulkiyeti . hab cert issued. mulkiyeti means full.

Was it a new build,you will need someone who speaks turkish to chase it up with the Belidye,or your lawyer maybe.Knew someone who did their own with the Belidye,it took about three days and they spoke turkish.

My Tapu has kat irtifaki checked. I was the first buyer and bought from the builder.

thats what i have and i have not got the hab cert yet. our complex is chasing it up at the moment.

If you havennt got a Habitation certificate and go to the Belediye to get one do you know if you have to pay for it or not??
Correct me if Im wrong but should your estate agent perhaps be able to help you with this? and should you not get it at the same time as you get your tapu.?

It seems to me that there is more confusion over habitation certificate's than anything else on this forum. After Martyn posted this thread I looked through endless posts on the same subject and I still have no idea what his answers should be!!
Most Emlaks have the application for "living permission" charge among their costs and yet it seems from reading this forum that only around 30% of buyers actually hold this certificate. The same applies to the Dask too.
