cost of tapu
Hi
My estate agent has said that my tapu is due any day now and has asked for
£450.00 for the tapu and £380.00 for water and electricity connections is this
correct cost?

Hi Marie,
We bought our new build apartment last May. We used an agent but also had a lot of direct dealing with the builder as well. As the complex was'nt entirely finished we used the electricity courtesy of the builder whenever we were there during the year.
He has emailed me today to advise that we only need to make a contract with the Electricity office which costs £40.00 in order for us to set up a utility bill. Also there is no charge for the water connection as the site has it's own supply. As I have heard varying reports regarding the costs involved, you can imagine that I am quite pleased.
I also asked him about the habitation cert and he said he will give it to us next week, and no mention of charging us for it!! Makes you wonder!!

Hi Mag
We are in the same position as you with no extra charges for Tapus etc
Looking at some of the stories we are amazed at the different experiences among members.

How can that be when so many of us are paying no extras for Tapus etc and merely a small charge for setting up electricity. We are even using our builders electricity and staying in the property before our Tapu is issued.
Can someone explain what difference an agent or property makes to this

In my case the agent doesent add the extra cost in. My clients get receipts for the things they have to pay for so they see that I am not making any money out of these things In fact it actually cost me in time and effort. Also I try to get the Habitation certificates etc taken on by the developers but we dont allways get this from the developers. I recently had a developer in my office and after three hours of hard bargaining on our part we got a reduction on the price of an apartment for a client of 4000 Euros MY REWARD a reduction in my commission pro rata!! So for the extra work I earn less. So Please do not assume that its the agents making all this extra money out here some of us are working bloody hard under enourmous amounts of paperwork, taxation and petrol bills of 1.25 GBP per liter etc.

We have no doubt some agents work BLOODY HARD as we all do.
We were merely enquiring as to the huge discrepancies along with other members.
This is a discussion forum on which we LEARN things.

Like Brynn we don't 'add' costs, we stand in line for our clients for free
The buyers tax: 1,5 % of the amount stated on tapu, plus some little bits of extra for maps blah blah could easily be around GBP 400+
New property connections we pay around 200+ water and 200+ electricity
So seeing these figures almost every day, my conclusion was that the amount asked from Marie could well be right.
When in doubt, just asked for receipts, they will show how much it exactly is
