Another Habitation Certificate Question
Hi Everyone,
We have been looking through a lot of posts in this section and are a bit confused. We recently completed buying a villa and have the tapu. ( The Kat Irtifaki box has been ticked ). Today we contacted the builder about the habitation certificate - which he says he has, and needed it to connect the electric and water to the villa which was done in May. He says he will give us the certificate when we see him again.
Our question is do we need to get a new certificate under our names or does the certificate cover the building and is passed on whenever the property is sold. The builder says we can get the electric and water put in our names when we go back over. Not sure about why the tapu has got Kat Irtifaki box ticked though, when the builder had the tapu in his name before the transfer it had the Kat Muliyeti box ticked.

It sounds as it the Habitation certificate was not issued when the Tapu was issued, I don't think you need your name on the habitation certificate as it's for the building and not the owner.

No, the builder got the habitation certificate just before he got the tapu for himself. That was one year ago so when we got issued a tapu in our name the habitation certificate was one year old.

The habitation certificate is issued on the finish of a property, it is an inspection of the finished property to see that it has been built to plan and the electric and water are done to a certain standard, then they issue the Habitation Certificate.
Did your builder finish the house a year ago, because if not the Tapu he had that you saw was when he bought the land.
My builder gave me a copy of his Tapu for the land along with a copy of his ID card when we signed the contract for our house, that was just to prove he owned the land our house was built on.

Hi Susan,
Yes, the villa was finished in June 2005, we started to buy it in september 2005. I think I remember him saying the tapu was for the land. Still not sure if the tapu in our names should say " Kat Irtafaki " .
The water and electric was connected in March 2006 in the builders name.

you will need to eventually transfer the water and electric into your own name with now being the owners of the property and to do so will cost you a few bob can't remember exactly how much.

i MUST ADMIT WE FIND IT CONFUSING!
We have been told the Tapu is ready but is that just in the builders name so with the power of attorney it now has to be switched to our names?
Our builder has been paying for our electricity prior to Tapu as we have stayed in it for 3 weeks in total.

We have been paying the water and electric since may even though it was in the builders name.
Anyone know how much if costs to transfer names on water and elsctric. We are going back in november to do this so will keep everyone posted on how much it costs - seems to be money, money, money at the moment, everybody wants a cut !!!!

Hi,
I think it cost me something like 90 lira to change the water to my name. Be careful though, as when the Beledeiye done mine they took my reading back to nought. Only just really found out after scouring over all the paperwork. The next bill after this was all done i realised too late that i had paid all over again! TIT springs to mind! This is Turkey.
As for electricity, that hasnt been done yet as the site is still on sahsi electric supply waiting to be transferred over to Tedas. That will be fun then!
