Our Agenda is also circulated, put in your letter box, before the meeting and if it is anything contentious it is asked that it is notified but there is nothing to stop anyone bring an item up in AOB. Don't forget if it is fundemental it will require 80% of the total owners no matter what the vote of those present for it to be valid.

Re: AGM and proxy vote ?

Proxy. Rules.

The person to whom you have allocated the Proxy should
Vote on your behalf. You decide how to vote.

You can’t split a vote? e.g. (a) I will vote this way but (b) my proxy’s want to vote the other way.

By delegating responsibility to you in a proxy, you vote on your own behalf + proxy votes (yes or no)

Re: AGM and proxy vote ?

If the proxy is another owner they can vote for you how you wish plus vote as an owner how they wish. If the proxy is not an owner they have only your vote and must vote as per your instruction.

The agenda must be sent by recorded delivery and a record kept to prove that everyone has been invited they can be handed out to the individual owner but a signature must be obtained at the same time.
