Complex Management

Our complex is run by Turkish owners. We are UK based and were not invited to AGM in 2017, or sent minutes or accounts for the past 2 years.

This year we received an email written in Turkish regarding court procedure for non-payment of maintenance - the email was not sent to all owners - the "reputable" solicitor they are using was not named. We don't have a problem with paying but wanted to know where we stand in terms being kept informed and whether we should we receive a translation, so we know for the future. In the past the Turkish have not paid and the English have, but since a lot of English have sold up, there is a large shortfall.

On my complex everybody is expected albeit with no official invite . But of course many of us can't be there particularly as it's in mid July when many of us have left for cooler climates. However nowadays we do get the minutes translated for us but they are not sent by email although they could be. We get them on our next visit.
Probably a silly question but why did you get a solicitors letter. Had you not paid or was it a copy for a non payer? Similar things like Turks not paying seems to be the norm and they have to go to court. We have always paid our dues even when paperwork was not translated. But luckily nothing too important thanks to Google translate.

After my most recent encounter with Complex management and Condominium law my suggestion is to talk to a solicitor who hopefully knows what they are doing.

You should receive an invitation to the Annual Meeting in writing by recorded delivery and the Baskan of the site needs to be able to demonstrate it has been sent.you are entitled to look at the books anytime you wish.
The minutes should be sent to you straight after the meeting and owners have 39 days to object to anything that is incorrect,not that you disagree with something.
Ask them for them in writing and face to face before you engage a solicitor .
Try to use one that is not in the same town.

I invited our Solicitor to our last meeting and she was most certainly not a happy bunny, and told the Baskan to take her scribble of so-called accounts away and to produce something that resembled a set of account or at least a set of orderly bookkeeping books As for Condominium law she (the Baskan) broke just about every rule/law there is to break even refusing to hold last years AGM because of not enough Turkish people bothered to turn up. But at least she has now been ousted and it turns out before we can take people to court for none payment of maintenance our 5 block complex has to have a manager for each block, which now mean 5 of everything but with 5 managers being responsible fr their own block eventually it will/should work out better.

Just out of curiosity, how much should a manager earn on a complex for managing a complex of 40 villas. Roughly.
