Any owner from Royal Heights struggling with Damp issues?

Saracen,

I wouldn't be surprised if all properties are: They have on ALL of the other complexes that Artev have built! - Of course their excuse every year has been that there has been exceptional rainfall - bottom line is they haven't made any of them waterproof - Failing seals on Windows and doors, inferior design leading to sitting water on staircases, roof terraces and balconies and water downpipes and sewage system blcoked with builders rubble.

They have to repair under Law 4077, but as soon as their legal responsibility has gone, so will they without providing a long-term solution. The only saving grace for owners is that they have moved thier office to Turqoise so that they can easily be challenged and you can sit there until they agree to undertake a repair (i.e. rub down and repaint any interior paintwork).

RISING damp will affect ALL these properties because they are built without dpc.
There is no cure, only dealing with the symptoms.

General damp and its ongoing effects (mildew etc.) can be minimised thru adequate ventilation and exposure to sunlight.

I have a villa in Gumuskum and was bothered with damp etc after the winter months,however,last summer i cut a vent (1600x1600) in the wall that terminates on my roof,installing steel in the middle of it.It has louvered shutters on it so i leave open in winter.I also cut two vents in wall at ground floor level which creates a through draft all winter.Hey presto,no damp at all this year!The vents act exactly same way as a chimney does at home drawing in air at ground floor level,circulating through house before venting at top of house....Hope this helps anyone with this same problem..Mister T

I agree with Gren you do need adequate ventilation, in Turkey when they build there is no ventilation either on the building itself or even in the windows like we have here, therefore during the winter season the villas/apartments are closed with no air whatsoever.

Sorry, can you clarify the details of your "vent" 1600x1600 sounds more like a set of french windows. Also not clear on "steel in the middle of it". Please help

i am working [in uk ]with a windw fitter & he is fitting these small vents in existing d/glazed windows . I have never seen these vents in Turkey ,so i am going to have a short course from him in fitting them & i am taking 2 dozen with me in my case & have a go at fitting them as they seem to be the answer . They incorporate fine mesh to stop insects entering through them .

So do other Royal Heights owners have damp and or condensation problems?

Air vents are a good help, take a look at older Turkish properties, they all have air vents, unlike the modern ones. Doesn't stop everything, but helps. Just be careful to make sure they're adequately protected against mossies, lizards, small snakes etc. Lizards can get in through the smallest gaps.

I've had air vents fitted in my apartment in Turquoise, very professional job and sensibly priced. Has helped a lot over winter with air circulation and preventing major damp issues.
