how many security staff, gardeners etc do you have ? by memory they cost about 2000Tl each per month including tax and insurance etc
the pool costs obviously depend on usage,size, time of year etc, if it is mainly Turkish owners, are they mainly there during the June July August holiday season ?
what other costs do you have ? you may need the accounts for this, do the committee pay themselves a wage, or just free aidat or both ?, thats usually just the chair person
if they employ direct and dont sub contract to a management company, that is cheaper, but the book keeper would have more to do
too many variables !

At almost £1000.00 per year in aidat payments for each of 113 houses surely the site will be a veritable oasis in next to no time!!!!!!!

And we know that it isn’t a ‘veritable oasis’ don’t we Kev!?! When we were there at Christmas, we half expected to see the tumbleweed rolling down the roads.
Martin, I have been poring through last year’s accounts and it seems that there were 21 payments made to Turkish citizens – only two of whom I’m certain are on the committee. I’m pretty sure that last summer (at least) there weren’t 19 gardeners/pool attendants or security guards on site. Those payments ranged from 1,000TL to 16,200TL so it doesn’t seem as if anyone is being paid anywhere near 2000TL per month. The total in payouts to named personnel was around 102,00TL.
The facilities are only mainly open from mid June until the end of August though last year most of the Turkish owners (the majority of householders) started disappearing in the first week or two of the month before Ramadan. We could be in for a very short season this year!
We’re never really sure who is exactly employed on site as they wear no identifying badges or anything.
Thanks for all your help but it just seems we are unlikely to get to the point of knowing if we are getting a reasonable deal or not.
May be time to get a professional involved to check it through for us.

I think that the time for "a professional" draws ever closer. However, I still maintain that it should not be necessary if only we could get them to engage in some meaningful dialogue that could be structured toward a mutually beneficial conclusion. Sadly it aint goin to appen!

I dont like to have to say this but I can not relate the sums you are speaking with any form of realism in Turkey.
If you asked a Turk to pay 200TL iadat, he would shoot you before paying such a sum and your description of the facilities relates more to a 40TL or 50 TL set up.
Therefore I am forced to consider wether you "yabanci" are paying an inflated amount to subsidise for the native Turks or to line the pockets of committe members.
Not nice but has to be said.

if you have 6 full time staff, the pool costs of around 5000 tl and incidentals ie site electric for lighting and pumps etc, i would estimate you paying around 100 to 120 tl per month with those numbers if they were all paying.

But it seems that the site is operated more as a summer house sitesi in which case, as stated, the pool is only open for a few weeks and other services seem to be summer only.
I know that our staff cost us, including insurance etc, 1,000 TL per month (they do get very modest accommodation).
I cant remember off hand the cost of our 24hr professional security, but I dont get the impression that such things are 24/7/12 on this paticular sitesi.
Outside of summer time (given reduced use) common electric charges etc should be much lower than a full time residence situation.

I used an average figure garry based upon experience of another site, for instance the pool uses more chemicals in the height of summer because of the heat, that is compounded by use, we plotted a graph of cost/month and trust me it really does peak
2 years ago a licenced security guard earned 1100 tl plus tax and insurance plus the cost of accomodation and electric, my example is based upon having staff all year round, use this as a starting point and deduct accordingly
it sounds as if they are being fleeced not just over charged
