RH Management

Hi.
I received this today, has any other RH home owners had a similar e-mail, was wondering whats going on at RH now. who is running RH. any info would be appreciated

Amar,

I know nothing of your complex but I believe a friend of mine is an owner there.
If she had received that correspondence and asked my advice, it would be simple - Don't pay anything to a management that is not established and approved by the owners. Seek the views of your fellow owners before making any payments to an alternative management set up, because you might not see anything in return.

Hi Amar

I have a property on Turquoise, we had a combined meeting on Sat 19th Nov in the UK (Flamingo, RH and Turquoise) our committee has discussed steps forward and made proposals which only a few people had concerns with but still in agreement. At the meeting a RH owner volunteered to be a contact for RH. I will PM you my details, if you want to contact me I will send you the RH contact who attended the meeting. All 3 sites are in the same position along with another 2 sites further away. All 5 sites had Ertugrul as the site manager, Ertugrul is the major shareholder of VT and he used his company of VT to run our sites. Ertugrul has now resigned from all 5 sites. Levend was employed by VT as your site manager on RH. Control has now gone back to Artev (the builders) but most of the staff on all 3 sites have stayed and are now under the management of Artev not VT. Our on line payment system was operated by VT, which is now closed. There are many questions over the site accounts on TQ and FCC which are a concern and I'd be surprised if this isn't the case for RH also. All 3 sites are now working together as home owners to ensure we have transparency, control and good systems and protection for the future as all sites have been left with debt, mainly electric and water.

Both TQ and FCC have had many difficulties getting access to the site accounts, even though they had appointed auditors at their AGM's, they still didn't get full access to the accounting system just excuse after excuse, this has resulted in the accounts not being acquitted on both sites and in the case of TQ, a court case opened. TQ has also opened a court cases against Artev to challenge their management plan that all Artev sites seem to have which takes away a lot of the home owners rights and gives them to Artev. FCC are also following this route.

Hi Amar
I live on Turquoise and often walk around Royal Heights and if I recieved this email I'd be very concerned by the amount of begging in it. Secondly, I'd want to know where all the money paid previously had disappeared to, and lastly I'd want to know why if all the staff are still on site, are the swimming pools green, the restaurant/spa closed and not a soul to be seen other than a security man? RH is in the exact same state as it was in this time last year, the only difference is that you weren't paying maintenance last year and you are this year.

What property do you own in RH
If you do own property you will have already been circulated with an e mail from Artev informing you of the new arrangements they have put in place since Villa Turizm left

To other non Royal Heights contributors to this thread I would request you to desist from interfering in Royal Heights internal affairs with your ill informed posts and queries---- It would be more in your line to concentrate your energies in trying to extricate your selves from the finantial marass some of you find yourselves in rather than insinuate that things in RH are not well----I can assure RH owners and anyone else reading this that there is an excellent relationship between RH managemnt and owners----
Royal Heights owners are well able to look after themselves---- your ill informed posts are only giving Browsers on this OPEN forum a completely wrong impression so again I request you unless you have anything worth while to say don't post

Sorry Kate but whether you like it or not, all 3 sites are run by the same people and have shared facilities resulting in a link, we also share the same services and all 3 sites pay for those services collectively or didn't you know that?

I have spoken with Amar and updated him with the information he needs to know regarding his sister sites, obviously I can't speak for RH accounts and don't try to either.

If everything is great and dandy on RH, tell me why Aydem has cut the electric there on quite a few occasions in recent months? please don't echo Vt and say it's because of non payment of owners, funny, that all 3 sites run by VT in the Tuzla area have so many non payers that utilities get cut!!!, even though TQ has had income/expense reports showing enough income to pay those utilities!!!

Also didn't you make a post on a Flamingo thread?????? so words like, practise, preach, kettle, black comes to mind!

Actually in your post on the Flamingo thread you stated you spent 2 hrs going through the accounts with an accountant home owner and were both satisfied that there is no misappropriation of funds,

I spent 10 afternoons recently going through the accounts at TQ and still ran out of time. I can't begin to imagine how 2 hrs of looking at accounts would justify a statement that everything is fine and Artev are paying. I still didn't get proof after 10 days that Artev were paying as I did not get access to VT's internal system where they operate an IOU, You Owe ME system and debts are cancelled against each other, minimising bank transactions. Are you stating you got access to that system? Did you also get proof that when owners pay personal utilities that that money is then put to one side and then paid out to the utility company? I didn't, which would suggest a misappropriation of funds which has resulted in our utilities being cut by suppliers not by none payers. Is that not what you would call a misappropriation of funds?

Obviously that doesn't mean this has happened at RH but the story is similar on FCC when their auditors checked accounts. It's very hard to believe the same company didn't use the same system on RH but the other 2 sites. I would advise you spend a little more than 2 hrs and have a deeper look into your accounts.

As far as I know RH does not have an elected committee or spokesperson to date or so I'm told by RH's owners but some owners did volunteer at the meeting, correct me if I'm wrong but I believe you have not been elected as such to speak on behalf of the RH owners, have you? A lot of RH owners want TQ's and FCC's knowledge and experiences and want all 3 sites to work together now for a better future, this may not be your personal opinion/wants but that's life!!

Ps another one of your statements that makes no sense what so ever

"Soon the owners of RH's will be in a majority making Proxy voting unnecessary----- "

Do you actually know what proxy voting is??? it is owners who give their proxy because they can not attend an AGM/EGM, it's got nothing to do with who's in a majority or minority!!! proxy voting will always be necessary at AGM's/EGM's due to owners not being able to attend but want to have their say. You seem to know very little in many areas of the 3 sites.
