Property at Uzumlu in Almond blossom Hill for sale ?
Hi first post so be gentle with me !
I`ve found a very nice villa for sale near to Uzumlu in Almond Blossom Hill
Its a 5 bedroom detached with pool and there are 2 of them for sale from £130,000 from the website solimarco
I`ve also seen another for a bit more money, I believe it`s a development of 12 villas.
I have a few questions
Is this anywhere near the new cement factory ?
Why are these so inexpensive ?
Do these villas have any structural problems ?
Anyone have anything negative or positive to say about these ?
Are there other expats from the UK in Uzumlu ?
Lastly whats the weather like in Uzumlu between October and March (Winter) ?

High, and welcome to the forum.
The weather in Uzumlu in winter can be very cold at night (last year a little snow, too), but nice in the day. I think Almond Blossom is on the hill, surrounded by trees? So, should be OK there and not near the proposed cement factory. Lots and lots of British ex-pats in Uzumlu.
As for your other questions, I can't answer, I am afraid, but will ask if anyone else knows. However, I am sure someone will be along soon - maybe Bibby, Tytot, Friar Tuck, Susan, just to name a few - who can answer your questions more fully.

I don't know the villas, but anywhere within the 'bowl' of the Uzumlu valley is near the site of the proposed cement factory.
There is a court case going on now to try to stop the factory being built, but if it is given the OK property prices will be be effected, so some are trying to sell before a decision is made. That being said, there are other villas in the area for similar prices, so don't jump straight in with this one for fear of losing a bargain. If the factory goes ahead you will get better deals, I am sure.
The factory is proposed for the other side of the valley from Uzumlu, on the slope above Incirkoy. You can see it on Google Earth as a white area in the forest - it is currently a quarry.
It is very cold in winter. Some hillside (north facing) slopes lose the sun as early as 14.00 in the winter, so take a compass to check the site.

I'm pretty certain that Almond Blossom is close to Cadianda and is sort of westish facing so shouldn't get dark quite that early!! Far enough away from the proposed cement factory anyway, and in amongst the forest.

Hi Harem, thanks for your reply !
I don`t know too much about living costs in Turkey so could you give me a general overview as to average prices.
In the UK my council tax is £1200 a year
Water supply, is this piped into every property from the water company ?
I read somewhere a property had "salt water" which meant white goods didn`t last long ?
Do ex-pats buy bottled water for brushing their teeth ?
Petrol / Diesel ?
Electricity I pay about £1 for 5kW (it gets cheaper after 200kW) ?
Swimming Pool Question - does anyone look after this themselves or do you get a pool man in ?
Day to day shopping costs compared to the UK ?
Are cars easy to buy in Turkey ?
Anything else that you can think off would be very welcome ?

Petrol / Diesel ? As expensive as the UK, if not more so. Many cars are converted to run on LPG which is half the price.
Electricity I pay about £1 for 5kW (it gets cheaper after 200kW) ? Electricity is quite expensive, there is a three tier tariff - 5pm - 10 pm most expensive; 10 pm to 7 am cheapest and 7 am to 5 pm higher. There is a thread on here about electricity prices.
Swimming Pool Question - does anyone look after this themselves or do you get a pool man in ? I look after my own, its quite simple once you get used to it, or if you prefer you can get a man in. Is it a pool solely for your own use?
Day to day shopping costs compared to the UK ? Depends where you shop. Fruit and veg from the farm or market is much cheaper, fresher and better tasting. BIM supermarket is cheap, Migros and Carrefour not so cheap and there are some in-between ones. Wine is expensive. Again, I think there is information on a thread somewhere on here.
Are cars easy to buy in Turkey ? Cars are easy to buy, but very expensive
Anything else that you can think off would be very welcome ?

You have a hell of a list there with some of the questions more relevant to other forums in this site.
Anyway for what its worth, the water in Uzumlu is perfectly ok for drinking etc, petrol is more expensive in Turkey than UK. I have a house in Uzumlu and have a pool. As I am not there permanently I have a "pool man", costs £60 a month plus around £70 a season for chemicals.
General day to day food is cheaper than UK though meat can be expensive. Your council tax should be around 1/10th what you are paying in UK.
As regards Uzumlu itself the property prices there have not plummeted as a resuly of the cement factory indeed its one place in the Fethiye area which has held its prices well in the current economic climate. Uzumlu is a beautiful place and I can thoroughly recommend it

Hi Philip, thanks for your answers, just the sort of information I was after.
I initially thought that there might have been a reason the price of Villas in this area were low after i found the cement factory story here.
Am I correct in thinking the cement factory has been dismissed by the local council but the Lime Pit may still happen ?

The situation is still on going. There will be a final court decision in the next few months. Whilst I obviously am against the building of the factory dont get too hung up on it. It may be built, may be a cleaner version, may not get built. The definitive effect on the area is still not clear but I know of no scramble whatsoever of people selling because of it. Indeed an est agent friend has recently sold 3 more houses in the village so its not all doom and gloom. If I can help you with anything just ask here or pm me
