Just to add to this mega post

We are in Gumusluk, on a very well kept site with live in Caretaker and helpers, with charges of 100ytl per month which covers

Communal pool / showers toilets etc
Cafe
Wireless broadband internet coverage for all of complex (I'm here now, on holiday)
Secuity Camera system that we can log on and view over the internet
Always spending money on upkeep of site including lots of planting, just replaced all the lighting for new brighter lights.
Web site

We are happy with the charges and what they provide.

We are finding it difficult in getting all the owners together to stand up to builder. Some owners agree we pay too much, while others say it is expensive but are happy enough. When I read what everyone is getting for their money, It seems people are paying less and getting more. We are being forced to pay this money. Some owners don't really want to get into arguments with builder but I feel we won't get anywhere unless we all stick together. Can anyone let me know if it is the right of the builder to set up a committee without consulting the owners?

The prize for best value Aidat has to go to Gummus. Any chance your maintenance people would move to Guzelcamli?

Avatar: There is a law in Turkey that sites where there are more than about 7 similar properties are obliged to hold a general meeting to elect a management committee to run the site and each owner is entitled to be notified and vote at the conference. I'm fairly sure that this has been covered before so you might find out more by doing a forum search. Otherwise, I suggest you start a new thread for your questions lest they be missed by people who know the answers. Hope you get it sorted because looks like you are being screwed by the builder. We are in Yalikavak and have just started our own association. This was done with the help of a solicitor Elif ATAŞ 0090 252 313 19 91 who speaks good English and is very familiar with all aspects of the legal needs of of owner associations. We have appointed Clover Management services and so far so good. We have problems with outstanding water bills and electric bills but these issues are gradually being resolved. We pay 180 YTL per month for an apartment and I think it is 220YTL for a duplex.

Here is a guide line which will maybe help to get an idea and to calculate your own maintenance payments.

1) staff salary incl. social security fee 800,00 YTL. Depends on the size of your complex you have to add more staff.
2) pool chemical cost can be easly calculated. work out the m2 of your pool and multiple it with 15,00 YTL. Example 100m2 pool x 15,00 YTL = 1500 YTL.

This is the cost for a 6 month pool chemical cost. The price may be change due to different products but this is the avarage.
3)accounting fee's for keeping official records, pay staff social security etc. is approxm 200 YTL / per month.
4) Electricity : pool motors, garden lights, hyrofor etc. are the main electric users. the average is 40 YTL / property. If you have a site with for example 10 units the communal electricity bill will be at around 400 YTL / month.

5) water: water gets delivered most time with water tankers and the price is between 60 - 90 ytl in bodrum. It is different to give an example for this because the amount is depending on the green areas, pool size and apartment usage.

6) property management fee's: depends on the size but starts most time from 500 YTL / per month ( depends on your requests )

7) sewerage tank maintenance: if your sewerage is not connected to the main sewerage it needs regular emptying. The cost for one lorry is 60 - 100 YTL. Also no example possible because this is again depending on how many people are using the properties etc.

these are the main expenses, besides this you will have following cost:

garden maintenance, fertilizer etc.
notary costs by owners meeting
rubbish collection
stationary costs
electrical engineering expenses if you have a private power station
communal area insurance

...........and the other 'unexpected 'things
Hydrafoil that blows up(twice this year)
.... automatic electrics on hydrafoil that sticks and has to be repaired.
Grass cutter that breaks down/or needs new blades
Strimmer that breaks down/needs new wire
Hose pipes that get holes in them
Replacing any of the above and other equipment that go 'missing'
'Congo fever' rears its head and more different chemicals for the grass
Cow/goat trample down fence to get to the lovely grass and need to pay to repair fence
Dig up the lovely grass and gardens & replace pipes to septic tank because 'no-one' has been putting toilet paper & 'other products'.......including sweetcorn husks ??? down the toilet.
Broken water pipe........dig up the gardens ....again and repair.

Or not so unexpected.......Topping up water in pool/s daily from site council water...
....grass/plants/trees watered daily from site water
.......hence the large site water bill from council.

And for the manager..........the stress of people who do not pay and chasing them for their payments

That is £100 per month,this must be the most expensive so far,but knowing Clover,it is nothing less than I would expect.Having a property on a site maintained by Clover,we are looking around for another company,one that is more pro-active and prepared to be more hands on.
