Well, I could CHOOSE to be devastated!
However i don't despite the fact that it's not ideal..

The poor exchange rate doesn't help either - we pay our fees in YTL so this six months fees now cost £120 more than they did a year ago. It's the risk you take I guess. Just hope it comes out in the wash eventually.

I have a villa in Akbuk on a small complex of six with a communal swimming pool. Two of the villas are as yet unsold, and none of us live there yet. I have just received a bill from the developer for maintenance. He is demanding the total payment for the year in advance to be paid by 15th September.
I have asked for a breakdown of the cost (which was very vague in the bill), as I consider the amount to be excessive at £1,200.00.
Is it usual to have to pay a year in advance in one payment? Also, is that right that no maintenance charges can be made until we have the Habitation Certificate? At the moment we do not have the Tapu either.

You pay maintainance from the day you take over the Tapu.
Normally pay every month. I pay 6-monthly to reduce IBAN/SWIFT charges.
With only 6 villas you should club together and discuss.
Advance yearly payments may be cheaper for you £1200/12month=£100.
(I pay £130) Get a breakdown and paper assurance that thats all you will pay for the year, and go for it!
Habitation cert can be for individual villas or whole complex(only after council inspection AND with mains electric).
Nothing to do with maintainance fees BUT You pay maintainance from the day you take over the Tapu.

Maisie/Gren,
On a small development like this I understand it's quite normal for you to pay maintenance from the day you get your keys, rather than when it's all finished and all properties are sold. I'm assuming that the builder is maintaining something for this, like providing security, gardeners, filling the pool, operating the filtration system, lighting up the whole place in the evenings etc.
What I would query is the charge - £1200 is a total rip-off, you need to find out what it covers? If you can get together with others on the site to approach the builder/developer as a group. I know that's sometimes difficult as some people are hesitant to raise anything in case it affects their relationship with the developer. (what relationship when he's asking for £100 per month?)
Gren, you're right in that when you buy on a development where maintenance is already established you do pay from the day you get your TAPU.

Hi Terry.
Loads of my site's houses are still unsold so only the houses sold with Tapus are paying to complete the site, so we pay more. One poor Turk has three houses!
The developer is maintaining and providing security, lighting,sewerage and beach/bar completion, steps, planting trees etc. CU soon.

We pay 55tl a month for grounds and pool maintenance the pool however is emptied in oct.There are about 30 propertys.We did have a list of what the money is spent on (but they wanted to increase it which they have to make the gardener "redundant") they increased it and the gardener is still there.Well for his 2/3 hours a day anyway (its too hot for him to work)
