We pay £83 a month. There is a full time caretaker, gardener and night watchman. The complex consists of 45 apts. The complex and gardens are immaculate and the staff attentive. BUT we still think it's expensive !

hi we pay 65ytl per month...we have 79 villas here...swimming pool always in excellent condition....security...gardener and a good management ...wheely bins and any help needed we only have to ask

Management fees depend on a number of factors: no. of villas to share communal charges, access to own water supply, and 24 hour caretaker being the most important. We currently have fees of £75 (192 Ytl) per month under new management we, the owners, have set up. We have 16 villas, partly own water supply and one large communal pool and some big gardens and on site caretaker. Check how much Smile charge for their own fee. At the moment we pay about 1350 Ytl per month for caretaker and a local complex manager to supervise, pay bills, etc. Of course, if you can get away without having a site manager then you can cut the costs but I guess if like us you are all thousands of miles away then that is not possible.

we pay £50 a month (villa owners pay more), that was the price quoted in the paperwork we first received from the estate agents in Aug 06. Some of our fellow owners think this is too much, but money is being spent on the complex. The developer lives there in a villa and there are five full time staff, the place is immaculate the gardens beautiful and the pool clean so I don't want to moan about the price, I just hope it stays reasonable.

For comparison, we are in Gumusluk and pay 60tl per month, this includes an active security guard, large pool, 2 gardeners and mail delivery. Site costs are arranged by the mainly turkish residents, they are mustard in keeping costs down.
Water billed separetly.

I should add that when we purchased new we were told that the monthly fee would be about £40 to £50 per month so when I was asked to pay over £80 per month I pointed this out to our complex manager at the time. He simply gave me a mouthful of abuse about how could it possibly be that low. The fact that it was his partner who had given me that original figure did not concern him. Since we have taken over the management we can now see the real costs. The complex is a mix of 2 and 3 bed villas. We shall review in 12 months and look to see if we can reduce but we want to build up a bit of a reserve so as not to live hand to mouth. I would be interested to hear if people know what they are paying their complex manager and/or caretaker. At the moment we pay monthly 700Ytl for the manager, 640Ytl for a resident caretaker (inherited from previous management) plus 236Ytl for his insurance - total 1576Ytl including insurance or about 100Ytl per month per villa for that alone. Some of the complexes who have resident Turkish owners or even resident UK owners dispense with the site manager which as somebody else has pointed out is not compulsory. I should also point out that errant payers need to be pursued vigorously because if you have a relatively small number of villas and a few do not pay on time things can go haywire. We are now getting our UK owners to open local bank accounts and set up regular transfers.
