For roads, steps, beachbollox, drainage, trees-building the complex mainly!
I think it's bad management.

You must be on one of those co-ops in Tuzla that ain't finished yet, and keep promising that in 2008 it will be finished and aidat will reduce, this then becomes 2009........
Hope you get it sorted soon, Gren, as these costs can soon mount up over a few years.

Re: How much are your maintenance charges??
I totally agree there Alison
Some of the monthly charges are really scarey to me!!
£83 a month, MikeP for a complex apartment compared with others about £25 a month!!
I think if our monthly costs for maintenance in 2 years when our free contract ends is more than £50 a month it can go on the market as £83 a month i.e £1000 a year for something we visit currently for about 4 weeks a year is a waste.
Can someone explain why some pay a pittance for a good service and others an outrageous figure. OK perhaps that kind of money for a detached villa with own pool but NOT a complex apartment surely.
In Mike,s case his 45 apt complex coughs up £45000 a year for maintenance wow!!!.
Can I come and do it??

Re: How much are your maintenance charges??
Just to follow on from my earlier posts we have had a meeting between UK owners and we reckon our £75 a month, although much higher than originally expected (and promised), is probably about right where we are currently having to rely upon using a local site manager and we are still getting communal matters up to scratch on a complex with a relatively small number of villas (so less villas to divide the expenses between). Hopefully, we can reduce in the future.
It probably depends upon the number of villas/apartments on a complex but it seems as though complex management companies take around £20 per villa per month for their own costs, some more than that. It seems that the going rate for a complex management team, resident caretaker and insurance is about £650 per month. So on a 16 villa complex that's about £40 per month per villa for a start. Then start adding on an accountant, communal water, electricity, pool chemicals, etc. That is Yalikavak area and if anyone knows different no doubt they will let us all know. And as "babes123" alludes to in her post, getting a decent job done for the money is a very important consideration. There have been some poor jobs done in the area for far too much money. £40 per month for a rubbish job is £40 per month too much. Transparency is also vital - find out exactly what you are paying for otherwise it is obvious you cannot see where savings/cuts may be made. Management companies are obliged under Turkish law to keep account books. Ask to see them.

Re: How much are your maintenance charges??
The first consideration in all this is- How much ?
The second is - Do you consider it good value for money ?
Very subjective according to the size of property, facilities and level of service.
I wasn't exactly over the moon at £83 a month but with our place being one of 14, detached and hopefully well maintained and looked after, I shouldn't complain when comparing it with someone paying the same for an apartment in a larger complex.
Sorry to say it Terry, but I have a sneaky feeling that if you have had a 'free' period for 2 years, someone will be expecting to claw it back later, hope I'm wrong, but I am not a follower of the 'free lunch' myth.

Yes, I agree although objective as well in that you need to see what you are paying for. A common complaint I am hearing is that the monthly fee goes into a mysterious black hole. Also not much fun when, on top of your fat monthly fee, you have paid for a garden that has died because the caretaker can't be arsed to go and find a water hose!
