We pay £40 a month ,41 villas,this incudes (Security) night watchman.


All pool costs (Pool open Late April -October ,full maintainance of the grounds and i

can assure you Rimakent is beautiful.

We went down to check on my mum's house in Guzelcamli yesterday as she's due over within the next fortnight. Up until 31st Dec 2007 she was paying 75ytl per month maintenance to the builder, on an complex of 18 semi-detached properties. There is an onsite caretaker all year round and the pool is finished.
When we arrived there yesterday the place was a tip head; a total mess. The grass around the caretaker's house was bare and black were rubbish had obviously been burnt. There was also rubbish all around his house (my mum's house is one of the one's nearest the caretaker). Her grass was yellow it was so dry and I had to laugh when the caretaker started watering her garden 5 minutes after we arrived lol! I told him no point in doing it now.
There are only 5 properties sold on this complex and we were told yesterday by another resident there that the builder was increasing the monthly charge to 120ytl per month......for what????? There's bugger all done in the place other than keeping the very front of the complex near the gates spotless with lucious green grass. My hubby has paid for the pool chemicals out of his pocket for the past two summers so that my mum and our kids can use the pool because the builder refused to fill it for two households.
So rang mum today to tell her the good news and she's decided to put her house on the market and move elsewhere. It's a pity because the location is fantastic and her house is really nice....just a pity about the ****** builder

Hi - Quick query are the figures quoted only for site management or does that include holding keys, checking property and paying bills etc or do you pay an annual fee for that also. Thanks

There seems to be an open door of abuse,within the sitesi’s and the commual complexes,with no proper regulated policies in place to keep it in check.l was on a site,never again because of these high inflated prices,and other charges that appears for no reason on your doorstep.
L now live in a private house,that works out a lot cheaper,with no added problems caused by abuse.
My poll tax..24ytl for the year
My water rate..215ytl for the year,pool,and water garden,all year
Electric bill..500ytl..all year
No site fees..nil
No increased utility uasage..nil
You make up your own rules since its private,and one is not dictated to.
The security of trust is who one choses,to maintain,and keep an eye on your property.There are many English that will be quite happy in taking care of your property,when your away.
A yearly fee is neogoiable,to the maintaining of the private property,so you call the shots,to whom you have.
L always mention to anyone that wishes to buy,is not to buy a property on a site or communal,because they set their own charges on how they like you to pay,and they also dictate on how you should behave according to what is suitable to the governing body of that complex.
l am now saving quite a bit ,where before,every year the site fee's always doubled,with the electric charges way over the top.

That's all very well for you, Bob, because you live in Turkey. A property on a site where the expenses are shared is probably the best otpion for those of us who only visit for a few weeks of the year.

The high maintainence charges seem like a nice little earner for some builders etc.
Imagine if we also had to pay a high council (property) tax in Turkey on top of this?

Yes,Maria,l agree with you.But what my arguement is,even though their are some that come out for only a few weeks in the year,or whether one lives in Turkey,they do come to extortionate charges,that they only used for a few weeks of the year,where in my case, l use all year,and my bills are a lot less.So it doesn't take much working out that this type of housing arrangement is open to abuse.
There's one person l knew,he bought on a commual,and his water and electricity bills were 900pds,even though he only came out for the 2 or 3 wks of that year,excluding the commual charge,that inflates,beyond a reasonable and accepatable increase.
My next door neighbour only comes out 3 weeks in the year,but his bills are charged as acceptable by the usage of the utilities of that year he uses,and his house is private.
Everyone to their own choice,of what they want to purchase,but before you do any purchasing,it is best to do some searching in the area of where you are buying.Speak to the neighbours,just generally ask around.l wish l did,before l bought on a site,l would've saved a lot of money and l would've been in a more comfortable position.

Indeed it is open to abuse, Bob, but there are plenty of well managed sites where people are not ripped off. I agree with you about doing thorough research before buying, although it is almost impossible to work out what will be the eventual charges when you buy offplan or a new build. Either option - buying on or off a complex - has its advantages and disadvantages.

Our fee includes key holding and paying bills - now that we have a site manager we can trust to do that. Also, regular inspections inside the villas so no hidden surprises when you visit! Re bobthenob's comments, there has to be distinct advantages in buying a private property not on a complex particularly if you are planning to actually live out there. I agree the site management system is open to abuse and is abused. If you are buying, speak to the neighbours and other owners.

We are looking at a 1 bed apartment on an aparently well run complex in Altinkum that will be charging £300 per year (£25pm). This provides free shuttle to beach 3 times a day and 3 times back, pool maintenance for 3 pools, gardens, 24 hour security (2 guards with about 18 CCTV) and painting of the complex every 2-3 years. The complex also has bar, restaurant, sky TV, pool, tennis, etc.

People already on the complex said they will assist with minor problems free of charge and charge small amounts for anything more substantial.

All in all it seems very reasonable for what you are getting. In our case we will visit 3 times a year so dont want any hassle when we do go. They certainly seemed to run a good ship as when we were there a few weeks ago they were already regrouting the whole pool area.
