We have quite a few Turkish owners on our complex and I am sure they would hold their heads at being charged 180 Ytl a month for maintenance and I would baulk at anything over £40-50 a month in all honesty.
Our complex of 36 apartments at £72 a month would be £31104 or 77760 Ytl per annum to a management company which seems extreme to me.
You have 70 so that £61 grand (152,500 Ytl) from one complex!!
Anyway as long as you are happy Biggles, thats fair enough and perhaps it is a quality thing .
No doubt in a year I will find out and then decide if its worth keeping it.

i would not say i am happy ,i just have been looking at a lot of complexes over the last 4 years , and i have seen a lot of sad ones with new buildings on them . we have a big complex with large grounds . not much else to say really .

have you been to sunlight recently then
ours is like a s*** hole at present and quess what its only £600 a year to keep it in this condition.they have not spent the maint monies on complex massive problems with the developer and lies. its only when the residents turn up that then the developers are pestered to death they feel they have to do something.

yes ,i went last week in the car , i went to a few ,and some of them the roads leading to them were ridiculous ,a couple of times i thought i would wreck the suspension and actually stopped and went back the way i came .

About 120 I think ranging from 1 bed aparts to 3 bed duplexes. I think the maintenance costs scale at £300, £350 and £400 according to property size. In 3 years the cost of this hasnt increased and Im told by the maintenence company that it wont increase unless their costs to run the site increase.

We have recently puchased a re sale 'front row' 3 story,3 bed sugar cube style house of 120 sq.m. in bodrum central on a co-op site & our fees were 75ytl p.m.(private site ,no pool, no resturant & no renting allowed),then on getting our co-op tapu,site fees went down to 60ytl. Full site maintanance & 24 hr security at gated entrance to site of approx 120 houses.Compared to some on here i think our fees are quite reasonable.

well its horses for courses. that is very good price .we have a beautiful three quarter size olympic floodlit pool ,big restaraunt [open 9 am to 12 pm ] and everyone rents out . gardeners working all day and night security. [the minute anyone arrives he is there to help out ] .so everyone is different.

Clearly yours is like a self contained community if it has its own restaurant etc.
There are gated communities in Florida with clubhouses,golf courses, bars, pools, tennis courts and an army of employees but the management charges are a fortune!!
I would rather forget the restaurant and floodlit pool and loads of gardeners on site and pay less but as you say,horses for courses.
Perhaps you spend more time there so a restaurant etc is an asset but I dont see the point of paying for all those facilities on the basis of spending only 4 out of 52 weeks there.

Hi Terry. My GF and I actually consider having the pool, the restaurant and bar on site a huge bonus because we are only going to use it 4 weeks of the year.
When we go to our holiday home we want it to be just that and the things we normally associated with a holiday is a pool a bar and a restaurant. Now this doesnt mean we wont leave the complex, far from it, but it will give us the option to stay in and still have a great time.
If all these things came at a premium we wasnt prepared to pay then I guess we would either look to not having them at all or look elsewhere. Like you, we are also not keen on paying through the nose each month for something we will use occasionally.

I'm reading this thread with great interest as my husband is a manager of a private complex. I have heard horror stories here in kusadasi about site fees, managers and residents fighting about service and quality of care. We haven't been in kusadasi long, so have yet to experience anything first hand. Luckily the residents here seem very happy.
I can see the for and againsts with regards to living on a communal complex and paying fees. I think it works well if you and yours spend more than a couple of weeks a year in Turkey.
Our complex is quite similar to the complex mentioned by paul clements. Our facilities include:
large pool with jaccuzzi area
separate childrens pool (canopied in the summer)
pool bar and restuarant
communal toliets
basement bar showing sky sports
Childrens indoor soft play centre/projector cinema area, table hockey/football table and pool
sauna
fitness room with changing facilities
massage room
hairdressing salon
outside play park
fully staffed reception offering a range of sevices including tours, dental treatment, flights and transfers.
flood light astro turf football pitch
24 hour security with over 10 cctv cameras one main gate with 3 other side gates.
Each apartment block has video entry phone, central fire detection system and fire extinguishers, elevators and roof terrace with two bbqs.
Well maintained gardens, pathways and daily cleaners keeping the communal toliets, lobbies to each block, stairwells and other communal toilets clean. Also the pool is hoovered and maintained daily
We have more than 10 members of staff working on a daily shift.
Our resturant serves international cuisine and two evenings a week we have a very good live singer who plays in our bar/around the pool restaurant.
Our site fees are 30 pounds a month.
I don't understand why you need a management company to 'run' the complex if it's just a case of cutting the grass and maintaining a pool, I do agree that some of these fees are a rip off and do much more than offer to cover costs, some people are making a very good living out of this system, for very little work.
