Hi Charlotte, and welcome to the forum.
I'm curious about these big holiday home complexes that have all the facilities you mention. Are the homeowners also joint owners of the restaurant and other facilities? Who is ultimately responsible for them? Do they turn a profit and, if so, do the homeowners share in the profit. If they run at a loss, do the homeowners have to subsidise the shortfall?
I'm curious, too, about complexes with an on-site bar. Does the bar have to be licensed to sell alcohol and, if not, will they be affected by the new laws concerning the sale of alcohol?
I agree with you that it shouldn't be necessary to employ a management company to mow grass and clean a swimming pool.

Hi Maria,
It's not my husbands company so I can't answer all your questions. As far as I know the owners on this complex have individual titile deeds for their properties and have a long term rental agreement with the management company. This was an agreement made before purchase and the site fees have remained at 30 pounds since opening last year. Also, the company has added many of the facilities AFTER purchase, so most owners feel they got a good deal.
With regards to whether or not they own part of or all of the communal areas I think they have been leased to this management company on a long term agreement. The management company are also the designers and constructors of the project.
We do have a license to serve alcohol.
r.e. running at a loss. I hope it doesn't happen, but I think that would be down to poor managment lol!
I don't know much about these complexes with communal site fees, but what I have seen is that the price can vary without notice and with regards to new builds, facilities don't always materialise. But it seems to work for the Turks. My inlaws owned a couple of summer homes and always paid a nominal fee. One even included facilities such as private beach access and beach bar and that monthly fee was well under 100ytl. I think buying on predominantly turkish owned holiday complexes can keep the fees down *but that's from my very limited experience*
We'll see if this system works out for us, and the owners involved,

Thanks, Charlotte, for explaining. I just wondered how it works. That kind of site wouldn't be to my taste but I know that it would appeal to lots of people and would probably be good for the rental market. Our house is on a predominantly Turkish owned complex - that, too, has both advantages and disadvantages.

Hi,i havent read every reply but dont YOU and YOUR neighbours own the properties ?
It is up to the owners to appoint suitable maintenance contracts,the builder does not have the right to be the maintenance company even from the day they finish,this doesnt affect the building guarantee,most builder just take it upon themselves to do the maintenance and get themselves some extra money in the process,i know of people paying large amounts each month and they still had to buy the gardener some tools to work with !!

I accept your point but I am one for a quiet retreat and a quiet complex.
I prefer to go out to restaurants when I want to and being able to return to the normal peace later. My own opinion is that a restaurant and bar on the site could lead to 24 hour noise and a certain amount of diving fully clothed in the pool at 3am could ensue.
I want my entertainment if I avail myself of it to be away from my complex and not part of it all night long but you are younger so your opinion is different from mine!

as you say ,only 4 weeks of the year ,but we are there 8 weeks in the year and what ever time we arrive ,i know we can get a meal on site when we get there and crazy as it may seem there have been certain times when i have been the only one swimming in that massive pool[unreal ] and i can stand on our patio and look at the aegean sea. thats when i tell myself i dont mind paying the monthly fee.some peoplr rent out on our site just enough to cover the years fee,s .

Spot on terry....we live in a peacefull part of east anglia & when we take early retirement to bodrum in 2011 we are pleased that rental is not allowed on our complex, as, if when residents we do not want 'buy to rent' properties around us with weekly holiday makers on their balconies at 2am,even if talking & enjoying themselves 'quietly'!,sound travels a long way that time of the morning.Don't get me wrong,some people pay good money to rent a villa,& should be able to enjoy their holiday,& some owners need the income from rentals...everyone has different circumstances.
If anything WE will have to be careful we do not upset our neigbours (all turkish) when we entertain,as they all live on the complex full time & work locally. I intend to have any get togethers in the daytime & finishing by around 10pm to respect our 'new friends'.When a newbie in a host country ,courtesy costs nothing....but goes a long way on how you are looked upon by the locals.

Hi, We Have A Villa In Yalikavak On A Site Of 23 Villas, We Have A Shared Large Pool With A Childrens Pool And Have 24 Hour Security. The Site Is Looking Lovely, But We Have Had Problems That Needed Sorting Out Due To The Developer Not Doing Things Properly In The First Place And They Needed Sorting Out, So This Has Cost All The Owners A Fair Amount Of Money, But Our Management Company Has Dealt With It All Very Well. The Site Looks Great And The Company Are Always Very Helpful When It Comes To People Staying On The Site. We Pay £85 Per Month And If We Want Villa Management Aswell Then We Pay £50 Per Month On Top, But This Means That We Have The Bills Paid On Our Behalf, The Villa Gets Aired Regulaly And A Bunch Of Other Advantages. We Use Svm

We are on the same complex as Pete and Mag. I feel I should point out that our £80 fees also include electricity and water to all communal areas and the regular emptying of the site septic tank as we are not yet connected tho the municipal sewage system. As there are only 16 properties the cost of one maintenance person is split 16 ways. If we wanted to reduce this figure we should have to elect for a part time gardener which no body wants. We got three quotes for the management contract and Clover were both the most economic and offered the best value for money.
