How much are your maintenance charges??
We are currently paying what we regard as very high maintenance charges of £82 per month for a small site of approx. 24 properties. We have been informed that a new management company is taking over from 1st June and that they have been asked to "keep increases to a minimum". We already feel that £82 is too high for what the management company provide. We have 24 hour security, gardening supposed to be done but looking a mess at the moment, communal lighting, one communal pool (4 properties have their own pools but pay higher fees to cover their individual pool maintenance) and not alot else. What does anyone else pay? The new management company has been appointed by the developer without discussion or agreement by the owners on the site. Does anyone have any experience of Smile Property Management, the new company taking over on the 1st June.

Our friends in Kusadasi I think pay £27 per month for the same. The security is good apparently and there is a large communal swimming pool.

We pay 60YTL per month (£24) and have a full time, live on, site manager , a summer assistant for him and a spotless pool from May to November. it also includes general site maintainence and lighting, gardening mosquito spraying etc

we are paying at present or should i say our site fees at present are £600 there are 96 apts
2 large pools ,24 hr security and gardens looked after , rubish moved off site ,tennis courts ,shuttle bus ,communial lighting
the only thing that is being done is the security we think its a crazy price as none of the above are being carried out.

That seems very good value. I think we will be paying about £80 per month,but that will not include 24hr security. the gardens will be tended and the pool kept clean. All service bills Elec/water/municipal tax etc will be calculated for each apartment and a bill sent.Our company ( Clover Management ) has a UK bank so transfers are easier. We went out to tender and all quotes were about the same. They are also going to organise painting of the apartments every 4 years. That will be extra according to costs. It seems to depend on the area you live and also the size of the complex. Ours is very small at 16 units.
If the management company is run by Brits the price goes up because they want UK Profit margins.

The amount you pay per month is very subjective. Our current 2008 fees are in excess of £83 per month for 14 villas but should, and I emphasise SHOULD include a nightwatchman (who I am told does actually exist) general maintenance of our private gardens, lighting in the area and communal pool.
To most people, including myself, I consider that to be at the top end of the scale but the main question I will be asking is just what are our maintenence fees offering over and above anyone else's if the fees are so high.
I like the idea of a night watchman, the grass cut etc, but god forbid that they don't offer a service absolutely second to none, because then I will be raising certain questions and asking for a break down of what I am getting for my money- that generally prompts people into some sort of action.

Ringspanner, our complex is same size with communal pool and 24 hr security, gardens are lovely and site is well maintained - and we pay roughly the same, depending on the exchange rate when we send our fees. I think the comment about English owned management companies is probably spot on their profit margins are likely to be greater. Having said that our management company is on site daily and keep on top of the staff and the site looks good.
You should have a management committee for a sitesi that size (anything over 12 properties) - have all the properties sold? Assume not if the developer is making the decisions? If you had a committee they would put the job out to tender and you would have a say.

Hi. Ours is 36 app complex with shared pool and gardens consisting of gravel and palm trees, we were asked to pa £250 per year but nothing was being done, we had been promised 24hr secutity which never materialised. Even though all apps were not sold we all got together and decided not to pay, so the builder was forced to arrange a meeting with us all. We now pay 30ytl per month and all cleaning and maintenance is being done. Hope this helps
