Advice on rental price to a turkish local in Yalikavak please
Greetings to all
Please excuse me asking this question after I have introduced myself. I thought that I had done this several weeks ago on 'the how did you find us question' but I dont know where it went!
I am Lesley and my husband is Ray. We have purchased two properties in Yalikavak up in th hills, one for us with a view to moving out for several months at a time next year work permitting and one for our grown up children as an investment. The properties are due for completion at the end of June and a turkish colleague of out Solicitor would like the option to have a twelve month rental on this one. This one is two bedrooms unfurnished first floor apartment (air conditioning all rooms)with an un interupted valley view on a small development of 20 units with a communal pool. Have you any ideas as to what would be a good and fair price for all? We are thinking that to have someone on site who can also keep an eye on ours during the winter would be a good idea?
Any thoughts would be gratefully recieved. I have been skulking about for some weeks here and you always seem to come up trumps. You are certainly a lot friendlier as a group than some other forums I have visited.
I am looking forward to meeting some of you when we visit for three weeks commencing 28th June.

the answer is as high as you can get away with, but as low as you can afford
if you have a mortgage to pay then yoiu might want to cover that with the minimum payment (or you might decide that a small income is better than none and rely on the capital gain to make up the shortfall)
what are other properties renting at? are there any for rent? are there any that are as good as yours. Do you need to furnish it?
Consider the outgoings - who pays for the utilities, the insurance, the sitesi fees, the council tax etc?
Who is responsible for damage? for insurance? for wear and tear?
think about currency - what happens when the exchange rate changes? or the interest rate on the mortgage?
you need to have a definite plan based on thorough research of all the implications
oh, and dont forget the tax on the income - paid in Turkey or in UK
with all that to think about I know my head is spinning so I think I will call it a night

Whatever rental you settle on, make sure you have a contract and a deposit against unpaid bills and damage.
If you have a little Turkish language you can look at: http://www.emlak.net/
If you put in the region it will show you what Turks are asking for similar property.

I have several apartments in Yalikavak and have to disagree with Sue. 1000YTL is unheard of for a two bed apartment (furnished) i think you would be more realistic with your budgeting if you allowed 650YTL per month inclusive of maintenance, but exclusive of water and electricity.
