We pay 120 YTL a month and believe me, the work that gets done is not even worth 20YTL a month. I phoned my neighbour who lives there all year round and she has not seen a gardener on the site since October. problem is that the site is being managed by the builder as he still has 7 unsold units. We are however going to "boot" him out at the agm in May as he is incompetent, will not allow us to see properly audited accounts and makes the the accounts on a spreadsheet to suit his financial aims - One pool which he reckons uses 5800 YTL a year in chemicals, my small amount of homework indicates the cost is more likely 800 YTL for the 6 months its operational

Hi,

We are on a site of 113 detached properties, 90% of the houses are sold but the empty ones seem to get neglected and the gardens can get very scruffy (I have one next door), we have a huge pool, Sun beds (no matresses), pool bar for drinks and food (good), gardens, 24 hr security (usually asleep) small shop (never open) Restaurant (not open)

Our Aidat has just been increased from 125ytl to 150ytl per month.

This is ridiculously high, and you should demand to see the management plan in which the budget is clarified. For a complex that size and what you described fees between TL 85 - 130 p.m. including a management fee for whoever is running this charade, are more in line.

All properties sold? because another explanation could be that the current homeowners are also paying the contributions for the empty units.
But all these questions can be answered by getting the mangement plan, this should be public to view by any of the home owners and in hands of the independent management company.

Ours has 182 homes all owned 99.9 % by Turks & us was a co-op now a full sitesi . A great baskan with all paperwork open for inspection two first class gardeners who work none stop. 365 days night security & visits on a night from the Jandarma no pool komsus are nice & freindly all in all a well run sitesi for 20tl pm a bargain

Our Sitesi Fee's are 200 TL /Month. for 8 villas & 12Apt.
Has any Sitesi's got A different charge for Villas & Apartments.
Would like to know thoughts

Yep. We have different fees for various units. I pay YTL 230,-- p/Mth cos I'm on the top floor (of two floors). The ground floor appts have gardens so they pay slightly more as the gardeners sort their private gardens out.

The villas pay more again as they have private pools and their costs incl. pool maintenance, but I can't remember how much more.........
