Another update on Yasmin Gardens

We have just returned after 4 weeks in our appt. B1 Yakamoz. Weather beautiful, Akbuk still a very sleepy but pretty village! This will be of particular interest to people who like us purchased through Parador Properties. We were under the impression (from our Parador Rep) that the builder paid all water and electricity bills until we received our deeds (tapu). Our contract actually states this. The complex maintenance fee was also due at £450 (2 bedroomed appt). Our contract states maintenance fee payable "subsequent to the transfer of the property". Therefore, it would appear that we do owe one years fees. Our solicitor (recommended by Parador) stated that our contract was rather weak! It meant that the builder paid all electric and water but then wanted re-imbursement.

Also our deeds still appear as far away as ever, we are now told another 5/6 months.

Sorry if this sounds long winded (my wife has had to type it) but it may help resolve the situation in the long run. Incidentally, Parador Properties did not want to know, they simply referred us back to the solicitor. We felt they should earn their "cut". Its big enough!!!

Any comments, helpful or otherwise would be appreciated.

Doug and Cherie

Hi Doug and Cherie

Are the builders expecting you to pay £60/month and £16/month even though you are not in full time residence.

Hi guys
About twelve months ago posted on here asking for some advice because thing hadnt gone as smoothly to say the least with our purchase, we did buy through Parador but the problem we had wasnt of their making but they did not really try to help either,
the advice I got was dont get in to a long drawn out battle and let it spoil this fantastic part of your life, swallow your pride, cough up then sit down and relax and enjoy,
If you dont for the sake of a couple of hundred quid ( in my case) you will have sleepless nights and the jobs that need doing will never get done, and eventually you may begin to doubt you have done the right thing, the decision is yours but i took the advice and NEVER looked back, however i do make sure now i cross the Ts and dot the Is.
good luck

I would be very careful of Darlene and co of Ephesus Homes, we have friends on the Eclipse Dolunay site and they were told that EH would maintain the site for 10 years. EH have just suddenly pulled out even though the site is not as yet finished.
The owners had been paying maintenance fees for up to 3 years and seperate electric and water to cover their individual homes useage. The owners were devestated to find out that Darlene and Metin & Co had not been paying the bills and there is a very large bill to pay - many thousands. DL had not informed the owners over the years that she was not paying and upto date!! These people are clearly not to be trusted and they are leaving the owners in a real mess. Buyers beware. This woman in particular is a great talker and will promise the earth. She does not deliver on any promise and then runs off not answering her phone when the sh*t hits the fan. Think before you buy from these people and always consult an independant solicitor to handle the sale. Divide everything DL says by 3.

Re: Another update on Yasmin Gardens

Hi Cherie and Doug
From what Hazel and Chris has said we need to be careful who is maintaining the site, as Eph homes are unreliable, do we have an agreement with EH for the maintenance of the site? I have had a read through mine and it does not say. It seems that electric and water is paid by the builder on the Dolunay site and that site is still not finished. But in our contract it clearly states that electric and water should be transfered to our names (the buyers) I know we have to pay a connection fee for something dont know if that is water or electric. Has anyone contacted a solicitor for advice on these subjects?

Best Regards
MO

Hi Mo, Yes we have seen our solicitor (recommended by Parador) She says that the contract is weak. You will need to contact yours with your query. The water and electric meters are not connected until you get your tapu (deeds).
